Before You Start Looking For Your New Home:

  • Check your credit rating. Correct any errors on the report before you apply for a loan.
  • Determine a comfortable monthly budget range for your new purchase, including the down payment and monthly payment.
  • Choose an experienced REALTOR you trust and who listens and understands your wants and needs.
  • Let the REALTOR you choose assist you in finding a reputable lender.
  • Find a loan program that meets your needs and get pre-qualified (preferably pre-approved) from the lender of your choice.
  • Identify important features you require in your new home.
  • Determine what neighborhood best matches your wants and needs.

Closing Costs to Expect:

  • Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account.
  • Junk Fees Check with your REALTOR to make sure the lender has NO "junk" fees (unnecessary fees) on your Good Faith Estimate.
  • Third-party fees include charges for insurance, title search and other inspections such as whole house, radon and termites.
  • Government fees include deed recording and state & local mortgage taxes.
  • Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance.
